NOTICE OF TRUSTEE'S SALE OF PROPERTY 14430 Green Garden Lane Culpeper, Virginia 22701 (Tax Map No. 31-106A) In execution of a deed of trust recorded in the Clerk's Office of the Circuit Court of the County of Culpeper, Virginia in Land Instrument Number 190000340, the undersigned, Victoria Stoner, Esq., Substitute Trustee, will offer for sale at public auction at the front entry door of the Circuit Court of Culpeper County, 135 W. Cameron Street Culpeper, Virginia, on the 8th day of December, 2020, at 1:00 p.m., certain property described in said deed of trust lying in the County of Culpeper, Virginia, known as 14430 Green Garden Lane Culpeper, Virginia, and more particularly described as: All that certain lot or parcel of land, situated, lying and being in the Stevensburg Magisterial District, Culpeper County, Virginia, containing 1.1468 acres, more or less, as shown on plat titled "Boundary Line Vaca- tion Plat on the Lands of Green Garden Lane Builder, LLC" prepared by Richard Guy Burke, CLS, dated August 24, 2018 recorded in Plat Folder 4, Page 513 and referenced in the Deed of Consolidation both recorded on August 29, 2018 in Land Instrument Number 180004526 in the Clerk's Office of the Circuit Court of Culpeper County, Virginia. For derivation of title see Land Instrument Number 180004526. TOGETHER WITH all of the right, title, and interest of A2Z Investment Fund, LLC, in and to that certain personal property, as described in a certain note. As provided in the deed of trust and pursuant to the provisions of applicable law, the undersigned Substitute Trustee may exercise all of the powers, rights, authority, and duties granted in the deed of trust. TERMS: Cash. A bidder's deposit of the lesser of $29,791.76 or 10 percent of the bid amount will be required in the form of cash or by certified or cashier's check at the time of the sale. Additional terms and conditions may be announced at the sale. Closing shall occur at the office of the trustee within 15 days of the date of the sale, at which time the balance of the purchase price will be due and payable. The property will be sold "AS IS" and will be conveyed by special warranty deed, subject to all liens, objections, rights, reservations, leases, covenants, conditions, easements, and restrictions superior to the lien of the deed of trust as they may lawfully affect the property. Neither the Substitute Trustee nor the holder of the note secured by the deed of trust will deliver possession of the property to the successful bidder.
